We take care of our owners! We help owners with the costs and details of renting out their properties as short term vacation rentals. Our motto is to make guests feel important so they return year after year and our owners feel supported in managing their vacation rental.

  • We are an established (1983) small, locally owned and operated business with over 16 years of experience in vacation rentals. Our sister company is Bear Valley Real Estate so we are here to help when you have any questions regarding real estate or are ready to upgrade or sell.
  • We consider ourselves a pillar of the community, sitting on local boards and working tirelessly to make Bear Valley a wonderful and thriving community, not just another corporate ski town.
  • We answer the phones even after hours. We don’t like automated answering machines so we have a 24-hour answering service with live people.
  • We are open daily 9:00 a.m. to 5:00 p.m., 363 days a year to handle all vacation rental bookings and issues. A lot of coordination goes into vacation rentals.
  • We lease a state of the art vacation rental software with no charge to the owner, allowing an owner access to their account anytime with a real time calendar and allowing guests to book online anytime.
  • Multifaceted Marketing Strategy including brochures at businesses on Highway 4 corridor and beyond, ads, email blasts, SEO, mailers, and local business collaborations.
  • We handle all aspects of a vacation rental from online booking or live reservationist, payment, check in and out, and cleaning of unit. We talk to all of our guests. Guests check in and out from our office in the Bear Valley village center.
  • Every guest receives a Welcome Packet with keys, flashlight, and map of village & rental property.
  • Credit Card Processing Charges. We pay for the expensive cost of the merchant services fees. Owners pay nothing.
  • We have a mobile app for housekeepers and owners making it easy for you to check on your unit
  • We provide sheets, towels, bath mats, and dish towels for each stay. We replace thousands of dollars worth of linens each year. (Owners contribute a small annual linen charge to help offset the huge annual linen replacement costs.)
  • We use a Professional Linen Service sanitizing our sheets and towels to meet industry standards.
  • We provide for the kitchen, free of charge to owners, trash bags, paper towels, new sponge or two freshly laundered dish towels, dish soap, dishwasher soap, note pad & pen, matches, coffee filters, and replacement or loaner coffee makers. (We understand how people feel about their morning coffee.)
  • We provide for each bathroom, free of charge to owners, trash bags, Kleenex, toilet paper, bar soap, shampoo, conditioner and lotion.
  • Cleaning Supplies: We provide all of our own cleaning supplies free of charge to the owners.
  • We hire and train a reliable housekeeping staff and do frequent spot checks of their work.
  • We maintain an awesome fleet of snowmobiles and trailers and insurance and DO NOT charge owners for providing the over the snow transportation to guests to the snowbound cabins
  • Coffee and Snack Cart in office for all clients and guests. We always have hot drinks, snacks and jelly beans.
  • We keep an updated DVD, Board Game and Disc Golf lending library in our office
  • We maintain a calendar of events and local businesses hours keeping our guests informed
  • We pay for Free access to the local gym and Bear Lake for all guests with no charge to owners
  • We offer Damage Insurance by third party, for up to $1,500. While we cannot require our guests to purchase this insurance, we highly recommend it. Trip Insurance is also available by same third party.
  • We coordinate service repairs. We have an established relationship with many local contractors and service providers like ATT. We can provide access to your property.
  • We provide monthly statements and the annual 1099.
  • We pay the quarterly transient occupancy tax and for the vacation rental business license free of charge to owners.

How we work with our owners

Bear Valley is a master planned community established in 1967. The vision was a village nestled into the hills with the unusual feature of being snowbound in the winter. This means the roads to Bear Valley houses don’t get plowed and are closed to road traffic in winter. 72 Inches of snow fall on average which makes vacation rentals challenging to maintain, clean, prepare and keep accessible to name just a few things! As most of our owners live outside of Bear Valley, they rely on us to take care of their guests.

  • Communication.
    • Owners have access to an app to block off personal use time or to view upcoming reservations.
      Always be up to the minute on your rental status!
    • Our housekeepers report back any issues we find and we share that with you. If we see a maintenance or safety issue developing, we let you know asap.
    • We are available by phone, app or email 9am – 5pm every day but Christmas and Thanksgiving. We are happy to talk through any questions you have.
  • Flexibility
    • Use the app (or contact us directly) to block personal use dates ahead of time. Bookings can be done up to 6 months ahead and if there are dates you want to come every year you can ensure that.
    • Heading home from an owner stay in a hurry? We can send a housekeeper to prepare for your next guests. If you like to leave the place spic and span then we just make up the beds and restock essentials before the next booking.
  • Care
    • For your home: Things go wrong. Usually at the worst times! Having a team on the ground to help guests with broken ovens, heaters or WiFi is invaluable and makes all the difference for a guest when an issue is addressed promptly. Our housekeeping team are dedicated to presenting each home, no matter how different, in a clean and welcoming way. This means they spend a lot of time getting to know your home and your preferences.
    • For your guests. For many first time guests the sheer amount of snow they find is overwhelming. Guests are taken directly to the home by snowmobile, with all their party, luggage and dogs for those homes that allow them! Pathways are tramped down and doors dug out and we try to keep as much light in the unit as possible.
  • Connections!
    • Who do you call at 9pm when you have an emergency? Who is the best person to take down a tree? Who can repair my deck this summer? This is where local knowledge and connections count.
  • Marketing and promotion
    • Together, we will make sure your property is ready for guests. We will take photos (updated as needed) and create a listing for your home to give guests all the information they need to choose.
    • We have an active online live booking website – updated continually with SEO optimizing content.
    • We are on AirBnB and VRBO which networks us in to millions! We are working on our super-host rating which will increase traffic even further.
    • Social media presence (facebook, yelp, instagram) and a regular email contact highlighting events and return discounts etc to maximize repeat guests.
